Pepper ConstructionLockland, Ohio

Pepper Construction’s new Cincinnati office is a renovated historic building constructed in 1917. Located in the former Stearns & Foster building in Lockland, Ohio, the 3-story, 23,000 square foot office building is targeting LEED and WELL certification, as well as, operational Zero Carbon.

After sitting vacant for 25 years, Pepper Construction identified the building as a unique space for their new office. CMTA incorporated sustainable design strategies into the historic building, resulting in an impressive Zero Energy and Zero Carbon office space.

Designed to high performance and WELL building standards, the project will provide Pepper employees with an exceptionally healthy working environment while producing more energy than it consumes on an annual basis. Based on CMTA’s predictive EUI model and incorporated sustainable strategies, the building is expected to operate 68% more energy efficient than baseline. The renovated office building will eliminate an average of 122 metric tons of CO2e per year. This not only saves the earth, but saves Pepper Construction an average of $40,000 per year in utility costs.
